Brittany Hill is on the block, but the Falcos say they'll get it back

For almost a year, we've been hearing that Brittany Hill would rise again, this time as the Brittany Hill Event Center. New tenants John and JoeAnn Falco said they planned to do extensive renovations to the historic place, putting in a sports bar and fine dining restaurant and revamping the events space.

But now Brittany Hill is back on the market.

Pricey renovations had delayed the opening, as the Falcos undertook a number of projects to bring the building up to code after it had sat vacant for several years. And now the couple is out of cash.

"We've spent $340,000 to get the place upgraded," JoeAnn says. "We're waiting to get the final word on some extra funding, because we need about $300,000 more to finish it."

And that means the Falcos have been forced to give up the lease they'd signed, which JoeAnn says was for three years with an option to buy the developers out at the end of it. But she insists that pair is continuing to work with SRC Developers, the California-based company that owns the property, to take back the lease and get the place open.

Mark Valente, the Sanborn and Company listing broker for Brittany Hill, confirms that the property is back on the block. And are the Falcos really proceeding with their plans for the place? "Not to my knowledge," he says. "We haven't had any negotiations in our capacity. They were leasing the property, but they no longer have control."

He acknowledges that the Falcos made significant upgrades to the building, which could be one of the reasons there's been interest in the property. SRC is definitely looking for someone to lease or buy it, he says.

Still, JoeAnn Falco doesn't want to let Brittany Hill go without a fight. "We love the place," she says. "We've invested so much money and so much time, we just can't walk away."

Seriously! If you don't pay your rent, you will be evicted. Why didn't you do your homework before you made all the repairs. You said it yourself  " That place was a mess and still is, anyone in the right mind would need lots of cash to bring that place looking good."

I personally know the Falcos and beware..  If and when they do not get their way John (chris) will throw his badge around as an Aurora cop and as for she well lets just not say what she will do for money being a former stripper at shotGuns.  Good luck too ANYone that does "business" whit these people!

This review is for: Brittany Hill Event CenterBrittany Hill LLC has taking a step back and yes, it is on the market which is due to the much needed upgrades and work left to finish. This facility sat vacant for two long years unattended and the extra work and funds, we really did not expect it to be so high and the permit codes that need to be passed by the City of Thornton has to be updated since this building was built in 1982. We are in touch with SRC and still can cure the facility and we are still attempting some this up with them, as soon as possible. This facility, Brittany Hill even though we knew this one, that we could not place an opening date was due, to the fact that it was truly a mess and still is but we will not give up and for it being on the market no one wants to touch it and we know why but this is a decision that we and SRC will overcome as an agreement to settle what it will take to return it back and finish what we started, as agreed. The SRC Corp., wishes us to open and succeed putting it back on the market is due to the fact that (we) or anyone will need the extra $300,000 - $475,000 MORE to complete the opening to get the C.O., permitted by the City of Thornton. We knew this would a huge task but did not know the other details which happens of a large facility like this one vacant for two years and then built in the 80's. It's just like a used car you dont' know whats wrong with it, until you start driving it?

All I could say is......GOOD LUCK! The falcon's are great people and deserve to try to get the cash they need to finish the rest, if I had the money I would invest or give it. How could a listing agent say, they have no control or ran out of cash this is soooo chessy to put out there and why would they, what do they know! I would never refer anyone to Samborn Realtor Company bcuz they are trying to sell something and making those people look bad from what I read, anyway I will wait for the place to open and everyone can kiss the falcon's (you know what) ha ha

Go geta em' Good luck to the falco's!!!! That place was a mess and still is, anyone in the right mind would need lots of cash to bring that place looking good. I do believe that it will cost more then 300,000 to fix it up. I walked in one day and they were working hard but what I had seen I knew that they would reach that point, and they did. It's a tough world right now with the banks but I know they will pull it off and they do have control, if a lease agreement was the contract with the base company. the morrison group/family
